Your argument is logically flawed. The CGT discount may have raised house prices when it was introduced in 1999. But unless the discount keeps getting bigger every year, it doesn't keep pushing prices up every year for eternity. The CGT discount was like turning up the thermostat in 1999. The temperature jumps to a higher level, but it doesn't keep getting hotter every year just because the thermostat was moved once. Immigration is different. New migrants arrive every year, increasing demand for housing every year. That's why immigration can continue to put upward pressure on prices and rents today, whereas a tax change from 27 years ago cannot. Also, the CGT discount doesn't explain increasing rents - whereas immigration explains increases in both house prices and rents. House prices rose during covid when there was no immigration for multiple reasons. Over 1000 Submissions to Senate Enquiry on CGT One of our agents have been in touch with the Senate this morning. There were over ONE THOUSAND submissions. They stated there was no way they will all be published before the hearings begin, they are just not capable of that turnover. They understood that this could be interpreted by some as a deliberate white wash. They assure us that is not the intention. The lack of disclosure and transparency should be placed right at the door of Anthony Albanese and Jim Chalmers for this Whitewash. If they are so confident of the wisdom of their plan why have they silenced over 90% of submissions?
