Lots of new followers from the La Jolla post. I’m a general contractor just north of there, in Encinitas. We mainly do kitchen and bath renovations and TI projects. I also invest in real estate in Indiana, where I’m from. I usually post about construction, RE, taxes and cars.

🚨 Shoutout to Central California builder Matt Panella (@mattbangswood) [IG] for dropping this eye-opening reel. This “shoebox” starter home costs $30,800 JUST to pull the permits. Not including septic. Not including well. Not including fire sprinklers. That’s nearly $31,000 in red tape before anyone swings a hammer. If the actual construction of this tiny house runs around $132,000… that single permit fee alone is adding a whopping 23.48% on top. Almost one quarter of the build cost is just bureaucracy and approvals. This is exactly why properties in California are so expensive. This is why young families and first-time builders get priced out before they even start. This is the real reason behind the housing crisis. If you’re not sending a 7:59 “OMW up” text on your first day, you’re dog water and I don’t want you near my clients. I don’t pay all this overhead to tuck you in at night.
If I were in the elevator going up the your floor and I got a "???" text at 8:01, I would hit that down button so fast and walk right out the door, because you are NOT going to be a pleasant person to work for.

Despite the no call no show, our San Marcos project got off to a smashing start. Step one, replace this window for a door. We had a slight delay but got a staffing agency to send someone within an hour. No excuses for our clients. The comments on my post are enough for everyone.

The funniest thing about this dog shit post is that I bought a 1900 farmhouse in Indiana (from CA) for $100K in 2014. I did a ton of the work myself and recently sold it. No one tells you the logistics or opportunity cost. My wife’s employer lied to the bank so we could even get a loan. If you can’t do the work yourself, you’re taking an L. That’s why no local contractor and bought and flipped it in 400 days. A massive Victorian is a white elephant. This home will require at least $200K in work and thousands of man hours to be brought up to livable standards. Hopefully you love it, because even if you sell, you’re not getting your money back. So somehow you need to get a loan, work a normie job, work on your house, live in a construction site, hope your kids don’t fall through the floor, then heat 3,500 SF while not going poor. These are not serious people. The slightest scrutiny applied to their plan will expose it for the fairy dust it actually is…
I genuinely don’t understand why people don’t sell everything they have, move to Iowa, buy a beautiful old house for next to nothing, and start enjoying a simpler, better, and more affordable life.

Does anyone know anything about this project in Oceanside. It appears that construction started around 2020, but stalled out at some point. Apparently they hoped to use revenue from the sales to fund construction, which seems odd because they started at least 9 sites instead of one or two.
