... why not just own the preferred shares?
They yield from 7%-10% and the dividend reliability should not be in question.

1 year since Interrent REIT $IIP.UN announced sale to GIC & CLV. Deal not yet closed.
Seems like only need CMHC consent to complete. Outside date is July 11, after which deal is dead & $IIP.UN owed the $89M break fee.
Units trading ~5% discount to deal price.

Flashback Dec 2020, when $CAR.UN renewed mortgages at 1.84% interest rate for 10 year terms. Also, it added $1B of new mortgage amount as well (vs $365M expirations).
That was great execution then, but also why I feel uncomfortable with it today (bcos debt needs to be renewed).
I was also hesitant to add much $Car.un. I did not feel comfortable with them still having lots of low interest debt that will renew at higher rates, while rent revenue stay flat or even reverse.
Of course, $250k per door implied is crazy cheap.

- highlighted strong leasing momentum/pipeline in core urban
- available sublease space down a lot in TO/MTL
- preparing occupancy-ready spaces (same as $D.un's Bay Street Collection)

$BEI.UN Boardwalk REIT's Q4 presentation states their current trading price implies valuation at $200,000 per door.
Their announced YTD sales have been made at... $191,000 per door.🤷♂️🤷♀️
That being said, the 5.1% exit cap rate on the sales is pretty bullish Canadian multifamily.
