A N$1 million house financed over 5 years would cost about N$21,000 per month. The issue isn't the repayment period. The issue is that house prices have risen to levels that require incomes many ordinary Namibians simply don't earn.
I think using a 2 million house is taking away from the reality of the houses being discussed, I don't see an avarage Namibian driving a 2 million dollars car, I think we should look at affordable housing, and the benefits that will come from shortening the payment period.

Focusing on the wrong thing again. Paying a house of for 5 years instead of 20 years does not make it any cheaper and accessible to many Namibians. In fact it makes it significantly more expensive.
Prime Minister Elijah Ngurare has called for urgent reforms to Namibia's housing finance system, arguing that current lending models are making homeownership increasingly unaffordable for many young Namibians. Ngurare expressed concern over the widening gap between property prices and the ability of ordinary citizens to purchase homes. He questioned why vehicles worth millions of dollars can be financed over relatively short periods, while houses of similar or lower value often require repayment periods of up to 20 years. The Prime Minister said many young professionals struggle to understand the rationale behind the current financing structure. "I am speaking from a generation that you all know very well, the young professionals out there who are saying it does not mathematically add up. A car costing N$2 million can be paid off in five or six years, but a house valued at N$800,000 can take 20 years to repay. It is obviously cheaper in the long run to pay back a loan quicker as it reduces how much interest you are charged. However, the PM seems to be under the assumption that this will make housing affordable and accessible. Which it wouldn’t.

This isn’t a question of cheaper vs. expensive. It is obviously cheaper in the long run to pay off an interest accruing asset as quick as possible. This is a question of access. No Namibian who is complaining about the cost of housing currently can afford a 54k bond. 1/2
I disagree. A N$2.5 million bond at around 10.75% over 20 years costs roughly N$26,000 per month. The same bond over 5 years costs about N$54,000 per month. So yes, a 5-year bond is less affordable on a monthly basis, but it is significantly cheaper overall because you pay

If the problem was the long term interest charged, then the current system has a remedy for that. You can always just pay your bond off earlier albeit with a penalty attached.

In fact the law exists to ensure that people don’t over leverage themselves. People will gladly commit to a long term bond, if it means being able to afford a place to call home today.
