One of the signs that rent control is obviously a bad policy, and simultaneously a factor that makes it by definition an unfair one, is that new rent control initiatives almost always apply only to old apartments. This is because you literally cannot get anybody to agree to this deal, so the only way to make any apartment a rent controlled apt is to force it on people who can’t opt out. Developers can just opt out by not building any new units and investing their money elsewhere, which is of course exactly what they do. The idea that this isn’t a taking is absurd on its face. Again, politicians who pass these laws realize that literally no new units will be created under a rent control regime, because the value proposition is so terrible. So they explicitly design rent control laws to apply only to existing units; this is a direct admission that rent control destroys value. Obviously a taking. A 12 year-old can see that it’s a taking. The Supreme Court cannot ban it soon enough.

It sometimes feels like there are only like eight of us who even believe in private property at all. Rent control is bad because it’s my fucking apartment, retards. It’s mine, it’s not yours. I decide who comes and goes. I decide who gets to live there and for how much. Rent control is bad because you don’t get to decide that, even if you really really want it, even if you think it would be good for some other people. That’s why rent control is bad. We believe in private property in this country. And if private property means literally anything at all, then it entails the right to exclusion.
Rent control isn’t bad because it’s nativist. Rent control is bad because it’s theft. I don’t really have a huge problem with the urban nativism part. It’s not ideal but it’s very comprehensible.

Rent control advocates promise affordable housing but deliver the exact opposite. New York froze rents in 1943 as a "temporary" wartime measure. 81 years later, the city has a chronic housing shortage and the highest rents in America. You cannot repeal the law of supply and demand with good intentions. When you cap rents below market rates, landlords stop building new units and let existing ones deteriorate. Why invest $2 million in construction when the government limits your returns to below-market rates? Stockholm has rent control and a 20-year waiting list for apartments (not exaggerating - literally decades). The cruelest irony: rent control helps middle-class tenants who win the housing lottery while pricing out the poor entirely. Those "protected" units become inherited wealth passed down through families, while newcomers sleep in their cars. Economics doesn't care about your voting preferences.

Last night while the NYC Mayor was watching basketball, I went to the Bronx and attended the Rent Guidelines Board meeting. Wow, was it painful. For nearly five hours, tenant after tenant approached the microphone and begged, yelled and demanded a rent freeze.

I have 2 apartments in my pre war that are rent stabilized 2 bedrooms at 700 a month respectively. Heating them costs more than they pay in rent. They’re storage rooms now.
