For more than four years, F&T has represented adjoining owners with various leasehold and freehold interests for Party Wall Matters at 21 Arlington Street, during major redevelopment works at the iconic Ritz Hotel. The project included the demolition of a 1970s office building which stood at 22 Arlington Street, followed by the construction of a substantial hotel extension featuring six levels of basements.
Our role has involved collaboration with the project’s design team and specialist consultants to ensure the protection of the neighbouring Grade II* listed building. This process has included negotiating multiple Party Wall Awards in line with each development phase, advising on licences, assisting with the redrafting of a development deed, and agreeing means-of-escape arrangements.
With the majority of the works associated with the Party Wall Awards now finalised, only a few remaining matters are scheduled for completion later this year as the Ritz Hotel works draw closer to conclusion.

An enriching and insightful Day 2 of the ongoing course on Saving Modernism unfolded with a detailed focus on the deterioration, evaluation, and corrosion of concrete in modernist structures.
Experts Mr. Sandeep Sikka, Ms. Pamela Jerome, and Ms. Gina Crevello shared detailed insights on the causes of concrete degradation and the critical importance of timely assessment and maintenance. Case studies and best practices were presented to help recognize early distress signs and apply effective preventive measures.
Participants gained hands-on experience at the Chandigarh University physics lab, evaluating physical and mechanical properties of concrete. Specialized Non-Destructive Testing (NDT) techniques—such as ultrasonic pulse velocity, rebound hammer tests, and corrosion potential testing—were demonstrated by Ms. Gina Crevello (Achem) and Mr. Manish Bharti (Cortex), offering practical exposure to real-time concrete condition assessment.

This wrought iron bar seemed a good idea in 1887 when this place was built. As it’s rusted it’s blown both stone and wooden cills apart like a wedge. Timber cill no longer sheds water the nose has risen so much. #buildingconservation#traditionaljoinery#architecturaljoinery
