The median home price is 400K. Those are the homes that people purchased on $40K household incomes 25 years ago for $100K. That's not inflation. Those homes were 2 BR 1.5 BA on 1/4 acre with a carport stickbuilt in 1965 if they were lucky. When they sold at 400K they had a detached garage, mature trees, solar panels, 2.5 Bathrooms. Starter homes haven't appreciated 10x. Second homes have.

No, it's just that quality of sheds is so high you can, with some work, turn them into a little rfficiency studio. I have family who have little airBNBs not a lot bigger than this We're REALLY good at making basic pre-fab stuff. a new "trailer" is often as good as stickbuilt

That's how I grew my wealth, started buying mobile homes that were teardowns. Must have sold ten of them before I moved to stickbuilt wrecks......I never made more than 70,000 a year but I live in a paid for house in a beautiful part of the Olympic Peninsula

We have so much legislation designed to restrain trade. Be worth AI scan of all legislation to flag all items done to gate-keep or favor big business, keep Free Enterprise down. Prescription drugs, home gardening, rainwater collection, Deed restrictions and small home barriers / minimum SF barriers. How about some big SF max barriers / occupant per sf limits instead? They can be generous but the giant mansions a mega yacht’s… a little temperance and lead by example would be refreshing , Lower resource use and utility demand, everyone! Stop urban decay due to poorly built cheap products. Smaller, low maintenance, high durability, highly efficient homes are the answer, not stickbuilt big sf, crappy maintenance products speed built by illegals and government subsidize labor. We focus on giving the less fortunate more but cheap sf and hang them with high utility consumption and high maintenance costs, and bitch about decay and urban blight. We have to move America away from a “Big is Better” mindset to a “Less is More”mindset.

the house, prefab or stickbuilt, is not the problem. Land, zoning, deep services, roads, firehalls, schools, traffic are the issues, and the Fed Government has nothing to do with any of those things

If it’s helpful I stickbuilt 1st and second on a @NUDURAICF basement. I used a water stove for hydronic floor heat. I learned that the hydronic in the basement slab was unnecessary. 1st and 2nd hydronic was enough. This is in VA

You can always tell the people who've never had to live with a concrete house. They're the ones who think it's a good idea. Stickbuilt rules, actually. Just don't buy a house in a massive development by a garbage developer.

unironically this happened because of cheap imported mexican labor displacing skilled stonemasons/bricklayers/etc, who almost universally quit for different careers, the introduction of truss plates which can be staples together with zero skill by the above, and the transition (related to the two factors stated above) to houses being “stickbuilt”—that is, conctructed from 2x4 wooden boards americans are greedy, and always want more more more, cheaper cheaper cheaper… the result is shitty cardbord mcmansions stapled together by exploited cheap imported illegal labor t. have casually worked in construction/bricklaying on and off for years

Lots of seemingly bonkers stickbuilt house takes make a lot more sense when you realize that in California / the Southwest, they apparently often forego plywood on the walls and it's just stucco over tar paper or maybe some foam board.

Same thing happened in Gatlinburg 7yrs ago. Fires fed by strong winds move fast. Stickbuilt homes with asphalt shingles don’t stand a chance. Look up some of the videos of people fleeing their homes; they’re otherworldly. A few years on and the recovery is fairly astounding.

Structural brick houses are way less stable than stickbuilt. The only difference there would be here if the house were structural brick is the demolition bill would be double.
