I sold all the (Velfac) windows and sliding/ patio doors to Dawn Construction on the first phase of the development. There was a tv documentary at the time, which was correct in saying all the warranties for the products used only had a 25 year span

velfac windows are installed very differently to normal windows as they dont sit in the wall rebate & many are installed with sealant as last defence. there is a detail called a Scottish packer which is fitted to the perimeter of the frame that allows better install detail

How terribly upsetting. I suggest getting (1) a complete set of the ‘as built’ drawings from contractor or architect (2) architect’s complete ‘construction’ drawings and specification. I’m very short of time but happy to give the docs a quick look over for you.

After interviewing many architects, technologists and engineers I’ve informally confirmed that few, if any (other than perhaps Passivhaus Designers), successfully develop workmanship clauses in specifications which align with the U-value calculations.

So if the home is using 2-3x the heating energy of the defined EPC. And is demonstrably suffering from thermal bypass of the insulation. It might satisfy building regs but hard to see it being in line with the planning consent given eco intent of the permission.

This is pretty interesting. I think the manufacturer @VELFAC could play a part in education / documentation or even including these insulation details with the doors. Here are the other 4 doors in my house. 2 DS 2 US. All have this large heat drop on the inside.

Design wise it may technically be exemplary… but cutting corners and shoddy workmanship easily undo this. If you watch new build snag videos online, Taylor wimpy are one of the worse, including some houses where they forgot cavity wall insulation.

Airtightness is "Ok", no drafts etc. They optimised for that. Just cold surfaces due to thermal bypass of the fabric insulation which means the - quite expensive - insulating material isn't actually being used effectives 😭
