🚨 Buyer gets declined AFTER going under contract.
Why experience matters in lending:
A buyer went under contract with a 3.5-week closing timeline. Everything looked fine... until the lender had to pull a new credit report.
Problem?
The original credit report was already 109 days old. Credit reports expire after 120 days, so a new one was required.
The buyer's scores had dropped 60 points.
No late payments.
No collections.
Just higher credit card utilization from fixing up their current home before listing it for sale.
Score fell below 580.
Loan denied.
The Realtor called me because I'm known for solving the deals that others can't.
The property was in Florida.
I'm based in St. Louis.
Distance doesn't matter. Solutions do.
The fix:
✅ Switched from a 30-year fixed to a 20-year fixed
✅ Automated underwriting approved the loan
✅ Used a 401(k) loan for the 10% down payment
✅ Transferred the FHA case number
✅ Cleared underwriting
Result?
Closed in about 2 weeks.
Most people think lending is about rates.
The best loan officers get paid to solve problems.
