We are pleased to introduce ourselves as a “Kharadi Housing Societies Welfare Association (KHSWA)”, which is registered with the Assistant Registrar, Pune on 01st Feb 2016. The registration of the said Association under the societies Registration Act, 1860. Vide Registration No. MAHA/204/2016/PUNE Dated 01st Feb 2016.
The foresaid Association is a Social Welfare Association and its objects are according to the Section 20 of the Societies Registration Act, 1860. As of now 50 Societies are members of the association (8000 Flats “ near about 25000 to 30000 residents”), day by day our members are increasing and by end of this year near about 100 societies will be join as association members We would like to make an important point here is that Pune Municipal Corporation (PMC) charges the property tax from each and every flat in any of the society as soon as it gets completed and the amount of annual property tax ranges between Rs. 6,000 to Rs. 14,000 per flat per annum depending upon the area and occupation (self occupied or rented) .
In aggregate the members of these societies are paying the property tax in the range of approximately Rs. 6, 00,000/- to Rs. 55,00,000/- per society per annum depending upon the number of flats in each society. Considering the amount of property tax paid by members of all the societies in the vicinity (the amount must be in crores of rupees collected annually), the basic facilities provided by PMC in the area are incomparable. The developers and builders have also paid a huge amount of money (we do not have exact details of the money paid by builders to PMC) in the form of development charges while constructing any residential project in the area. In addition to the property tax, the housing societies have to purchase water from the local water suppliers at exorbitant prices (approximately Rs. 500 to 800 per water tanker of 10,000 liters capacity for boring utility water and Rs. 1,400 to 1800 per water tanker of 10,000 liters capacity for drinking water) . This demonstrates that the residents within Pune Municipal limit are deprived of our basic daily necessity of good quality water and facility for garbage removal by PMC.
This is causing a financial hardship on all the societies and creating an extra burden on the limited resources available with the housing societies.
