Fact: Deal Data is gold in CRE. Problem: We give it to a company that sells it back to us. Solution: Imagine a "Marketplace" where you could access comps of deals done by @realEstateTrent, @BobKnakal, @fortworthchris etc. If you called one of those guys up and said "I'll give you $20 for your comps", they'd laugh. If 1k people paid them $20/month that's $240k/year, then you may have their attention. Or, 10k people... $50/mo... you get the idea. It's basically the Substack model for CRE deal data. It attributes deal data value directly to the dealmakers. Sounds cool Willz, but that could get expensive fast! Yes, so maybe @zachmolzer's deal data is only worth a follow on Twitter/X... but, the additional followers may be worth it to him. There are probably many flaws in this idea, but given the sentiment I've observed on this platform, it seems like people are craving a better model. At @mapsheetdotcom, we have the infrastructure in place to build this exact marketplace within weeks. But, I'll leave it up to #retwit / #crex to decide if they want it.

On a demo, a broker described this common frustration during his pitches: **Broker presents all comps/competing/available properties to a prospective client** Prospective Client: "Well, what about that building? I thought that building was vacant. Why isn't it on your list?" Broker: "Well, it's actually not vacant."  Broker's Problem: "If I don't have rapport with them, then they don't believe me."  Broker's Solution: "But if I had all my properties on a mapsheet, then I could say... No, see, here it is. There's that tenant. This is how big they are. Even though you didn't see a bunch of trucks in the front, that doesn't mean anything." S/O to @WillzTolbertCRE for being a straight up genius. His CRE platform, @mapsheetdotcom is way ahead of the game. There is some serious 💰 to be made in CRE by using MapSheet to enhance your prospecting. If you do not have a subscription, you are missing out on a major competitive advantage over others in the industry. I recommend you check it out ASAP!!!

This may sound crazy BUT The first $150M of real estate I sold was solely from cold call prospecting. No Emails No Texts No LinkedIn No Twitter 😱 Looking back its bittersweet. I could have increased that with many different prospecting attacks, which I am not doing. On the other hand its exciting to know that if you are a young broker or investor just starting out, YOU CAN DO IT TOO. Simple not easy. Pick up the phone. And start dialing.

Accurate property owner contact information is difficult to identify. There are hundreds of data tools, free websites & skip tracing apps that supply contact info. However, only 1 or 2 of the phone numbers will be accurate. This simple "Quality Indicator" features helps you keep track of which phone numbers are accurate or not. The only way to verify accuracy, is to pick up the phone and call. But, brokers shouldn't be wasting time calling bad numbers. Luckily, @CRETaskWizard's Virtual Assistants are trained on all the top CRE tools, including @mapsheetdotcom. It's human nature to avoid spending money in a slow or uncertain market. But, there's a difference between frivolous spending & investing in your business. Building a proprietary database using multiple data sources is an investment in your business that will result in compounding value over time. Those who take action now will reap the benefits when the market inevitably heats back up. #retwit
