This people!!!! You're going to get a whole lot more pushback on building ugly ass towers then a nice 2-6plex. Will there be people still complaining about it? Yes. But I truly believe if you build nice looking stuff like this there will not be nearly as much opposition.
This single-stair 6-plex is incredible. We should do whatever it takes to make it possible to build 100,000 of these across California:

Because you can leverage way faster with real estate something you cannot really do with STRC. You get 1m$ loan because you want to invest in STRC but you can easily buy a 4plex or 6plex for 1 to 2m$ if the revenus make sense.

Respectfully, you seem to have a blind spot for what is actually going on, on the ground, in Toronto. The changes that have been made are directly leading to housing getting built. Zero development charges on up to 6plex ADU is having an absolutely material impact.

Last week it was 10 units on Oakwood, and today I am happy to have gotten my client approval at CoA for a 6plex on a very unusual triangle-shaped lot in East York. 3x4 bedroom units above 3x1 1 bedroom units.

@CMHC_ca says it collected the data with AI. They need to apply more rigour to its review. It would be good to use standard devpt types/lot sizes to better assess charges, eg single detached, 3 storey 6plex, 50 unit midrise, 100 unit hirise.

Recall that after a resubmission and 6 mos review, Buildings was still requesting 4 additional measures for my 3 storey 6plex (on top of those already agreed by us: sprinklers, increased fire rating of materials, widened stair, protected balconies etc.). 2/6

Update on my single exit stair ASP: we have an approval! Thank you to 6plex and single stair advocates @MayorOliviaChow @CllrJamaalMyers @JoshMatlow and others who get why single exit stairs are key to creating livable, accessible, small scale housing. 1/6
After TO Council passed a motion indicating the City was open to Alternative Solution Proposals for a single stair in apts up to 4 storeys, I applied for a single stair in a 3 storey Part 9 6plex. I’m told it’s the first one, so it’s a test case. Here’s how it’s going.

That is insanely cheap, we are upwards of 50k to 75k. There are also ADA requirements, parking and lighting requirements, etc. Easily adds 100K to the build price. That's why you have to push for zoning amendment- I am building 3 attached duplexes, not a 6plex!

That's what I've been wondering. Why is there such aversion to apartments here in NA? they try their best to rebrand them to something else. 4plex, 6plex, multiplex. Why is there an stigma around the word Apartment here? Other parts of the world aren't like this i believe...

I believe it’s 4 units entitles you to designate a person as property manager/handyman that’s paid a salary, I used to have a 6plex and was approached about accepting section 8 and it would’ve qualified to hire a federal paid handyman 🤦‍♂️

I used to own a 6plex in Louisiana and was approached about turning into section 8 housing after a massive flood hit the area, i refused but learned a lot about how insane section 8 actually is, they literally incentivized people not to work

A 4Plex here, a 6Plex there, an 8Plex next and pretty soon your street is overrun with cars, garbage and hundreds of migrants. The solution is to end mass migration, not facilitate it
