Serious question for AppFolio users: Are you excited to connect your data to Claude? There's 3 things I see happening with entrenched real estate SaaS. The 3rd I don't hear anyone talking about. 1/ Scrambling to build AI directly into their platform. I haven't seen many rollouts users are excited about. 2/ Building an MCP so you can patch AI into the data living in your SaaS. This is where AI power users seem to excited. More control. 3/ There's platforms like Propexo that can take your data from AppFolio, and most real estate SaaS platforms, and put it in your own data warehouse. Those data warehouses already have MCP's, and can connect to the AI platform of your choice. If you're waiting on #2, why not do #3?

Ah, I thought maybe after talking to a leasing associate, they would send a tour link to prospects (like a Calendly link), and the prospect can pick what works best for them. Still human, with a bit of automation to ensure AppFolio captures it. Feel the same way re: human vs AI.

$32M raised: Findigs has closed $32 million in Series C funding led by RPM Ventures, with existing investors Nyca Partners, Frontier Venture Capital, and Western Technology Investment participating. The New York company has now raised $80 million total and manages decisioning across more than 400,000 rental units. Board member Hugh R. Frater, a BlackRock founding partner and former Fannie Mae CEO, anchors the housing finance credibility. Findigs is an AI-native leasing decisioning platform for residential rental operators. Where RealPage and TransUnion's SmartMove return a credit score and walk away, Findigs returns an automated yes or no per application, grounded in post-lease performance data modeled across all 400,000 plus units. Decisions come back in hours rather than days, and the platform ships with the only contractual fraud guarantee in the category. Customer outcomes are loud. McKinley reported a 46% decline in eviction rates, 33% lower acquisition costs, and 98.6% occupancy. Across the customer base, operators see up to 80% fewer evictions, 90% lower delinquency, and two to three times better lease conversions. The new capital goes to three places. The leasing decisioning platform continues to advance. The product expands into affordable housing workflows, including LIHTC and Section 8 compliance. And Findigs is launching Rent Guarantee products that contractually protect landlord revenue across the full lease term, essentially backing its own underwriting with a financial guarantee against non-payment. Founder and CEO Steve Carroll started Findigs in 2018 after a personally bad rental experience in New York. Named customers include McKinley, Imagine Homes Management, Oakwood Management Company, Western Wealth Communities, and Sentral. The competitive set spans RealPage, Yardi, AppFolio, TransUnion's screening business, and Funnel Leasing, but Findigs' wedge is decision plus guarantee, not the workflow software around it.
